One lump sum. One rate that never changes.

A fixed-rate home equity loan pays out once and comes with one predictable monthly payment. It sits behind your first mortgage, which stays exactly as it is.

  • Checking your rate is a soft credit pull
  • No appraiser in your home on loans under $400,000
  • The rate and the payment are fixed from day one

What a fixed-rate loan is for.

It is the right tool when you know the amount and want to know the payment.

Debt consolidation

Replace high-interest balances with one loan and one fixed monthly payment.

A project with a known price

Borrow the quoted amount once, at a rate that will not move while you repay it.

A large one-time cost

Tuition, a purchase or another bill you can put a number on today.

From "what's my rate" to money in the bank.

The whole thing happens on your phone. The only reason it takes days instead of hours is the law: primary residences carry a mandatory three-day cancellation window after you sign.

Start step one
  1. See your rate

Tell us about the property and what you'd like to borrow. We run a soft credit pull and an automated valuation, so there's no hit to your score and nobody comes to your house.

    About 3 minutes
  2. Verify income and sign

Connect your accounts or upload documents, with simplified verification if you're self-employed. Then review and e-sign from your phone. Most counties close with an electronic notary.

    1–2 days
  3. Get funded

Money is wired to your account. Investment properties and second homes fund in as few as 5 business days. Primary residences average closer to 9 because of the rescission period.

As few as 5 business days

Questions about the fixed-rate home equity loan.

Is the process really five days?

For investment properties and second homes, yes. There's no federal rescission period, so some have funded in under five days and a few the same day. For a primary residence, federal law gives you three business days to cancel after signing, so those average closer to nine days from application to funding.

Do I need an appraisal?

Not on loans under $400,000. We use an automated valuation model, the same kind of data-driven estimate large lenders use, so nobody schedules a walkthrough. Loans over $400,000 require a full appraisal.

Does checking my rate hurt my credit?

No. The rate check is a soft pull, which is invisible to other lenders and doesn't change your score. A hard pull only happens later, after your income is verified and you've decided to move forward.

I'm self-employed. Can I qualify?

Yes. We offer simplified income verification for business owners, contractors, and 1099 earners, so you're not blocked by the two-years-of-tax-returns rule that stops most bank HELOCs.

My home is listed for sale. Can I still borrow?

Yes. Your equity is still yours to use. Homes listed within the last 90 days may carry a slightly higher rate or fee than unlisted homes.

Will this change my current mortgage?

No. A HELOC or home equity loan is a second lien. Your first mortgage, its rate, and its payment stay exactly as they are. If your existing rate is low, this is how you access equity without giving it up.

Home equity line of credit

A revolving line secured by your home. Draw what you need when you need it, and pay interest only on what you use. Your first mortgage and its rate stay exactly as they are.

About the home equity line of credit

Investment property HELOC

A line of credit on a rental property or a second home. Non-owner-occupied homes carry no rescission period, so these are the fastest loans we close. Some have funded the same day.

Home equity investment

A home equity investment is not a loan. An investor gives you a lump sum today in exchange for a share of your home's future value. No monthly payment, no interest and no income verification.
